Area
The property is part of Herlev's sought-after commercial district, close to Nordre Ringvej, 15 minutes from Copenhagen City Hall, about 250 meters from the upcoming Light Rail Station, which will be established at the intersection of Lyskær/Nordre Ringvej, and about 900 meters from the highway towards Copenhagen/Odense.
Marielundvej 46 was built in the years 1966/68 and renovated with aluminum facades and beautiful glass entrance areas in the year 2000. The property is a total of 23,082 m² and is leased to about 45 different tenants.
As shown in the pictures, the property has 2 cozy gardens with benches, which tenants use for lunch in the summer, etc.
All staircases are decorated with artworks by the artist Maria Dubin, who has interpreted Karen Blixen's flowers in her garden. The artworks come directly from the Karen Blixen Museum before they were purchased by the Landlord, for the beautification of our entrance areas/staircases.
Parking and Traffic Conditions
There are about 400 free parking spaces around the property for use by the property's tenants and guests, including 12 spaces with charging stations.
A Light Rail station will be established about 250 meters from the property, at the intersection of Lyskær/Nordre Ringvej. The Light Rail will run every 5 minutes during normal working hours, and every 10 minutes outside normal working hours.
There is also a Bus 155 from Marielundvej to Herlev Station.
The Lease
The lease is located in staircase 46E, which is quiet and secluded at the back of the property, overlooking the property's green areas, with the possibility of parking right in front of the staircase. The lease is located on the 1st floor and can be accessed either through a common presentable glass entrance area or with a large goods elevator (2.5 m x 7 m) that can lift up to 3,000 kg.
Upon arrival at the lease, you enter a large open office space with toilets and a cloakroom on the right. The lease's office section covers approximately 700 m² and consists of both open-plan offices, enclosed offices, meeting rooms, showroom, kitchen, and lunchroom. The office is located at the end of the building, so you have windows on 3 sides.
If desired by the new tenant, it will be possible to reduce the office space by a couple of hundred square meters and convert them into storage, which currently accounts for the remaining 540 m². The warehouse has a maximum ceiling height of 2.95 m, durable flooring, and can be accessed directly from street level with the goods elevator.
Other tenants in the property with combined storage and office on the 1st and 2nd floors include SHARP, MJ Eriksson, Danish Trade, Den Intelligente Krop, among others.
Size
The lease totals 1,239 m², divided into 700 m² of office space and 540 m² of storage space.
It is possible to convert approximately 200 m² of office space into storage if desired.
Rent
The monthly rent is DKK 61,971.00, plus additional estimated operating and heating expenses, equivalent to a rent of DKK 600.00 per m².
However, the Landlord offers an extraordinary tenant discount until September 30, 2029 (yes, 2029), so the monthly rent during this period will be DKK 52,110.38, equivalent to DKK 504.53 per m².
Operating Expenses
The tenant pays a proportionate share of the property's operating expenses, property taxes and fees, insurance, water consumption, waste disposal, common electricity consumption, property service/caretaker, snow removal, cleaning and maintenance of external areas, including service and maintenance of installations, common areas, as well as preparation of accounts for operating and common expenses and administration, etc.
The tenant is charged an estimated operating contribution of DKK 118.37 per m², equivalent to DKK 13,113.42 per month.
Heating
An annual (calendar year) heating account is prepared, which distributes heating costs among all leases.
The tenant is charged an estimated heating contribution of DKK 54.43 per m², equivalent to DKK 5,621.71 per month.
Electricity
There is a separate electricity meter for each lease.
Rent Adjustment
The base rent is adjusted annually, as of January 1, based on the development of the net price index, with a minimum of 2%, first time as of January 1, 2026.
Deposit
A deposit equivalent to 6 months of the current base rent is calculated.
VAT
All services are subject to the applicable VAT.
Maintenance
Interior maintenance of the leased premises is the responsibility of the tenant.
Exterior maintenance is the responsibility of the Landlord.
Energy Label
As of May 30, 2023, the property has been assessed and has been awarded the Energy Label "C" by the Danish Energy Agency.
Termination
The lease is non-terminable by the Tenant until September 30, 2029 (discount period), after which the lease can be terminated with 6 months' notice.
