Bangladesh Bank, the major state banks and the Dhaka Stock Exchange are all there. Rents drop sharply, starting around BDT 70 per square foot per month. For legal or financial firms that need a serious address but cannot justify Gulshan prices, Motijheel still makes sense. Mohakhali and Tejgaon are mid-market and practical. Good road links, lower rents, popular with logistics companies, manufacturers and NGOs. Uttara is the airport district, close to Hazrat Shahjalal International, rates BDT 70 to 150 per square foot per month. Dhanmondi and Mirpur are cheaper still, mostly smaller local businesses. Two things worth checking before you sign: generator capacity and parking. Not every building in Gulshan and Banani covers full load during outages, even at premium rents. Parking spots in both areas are genuinely scarce, get the allocation confirmed in the contract. Furnished offices let you move in within days. Unfurnished floors cost less but need a fit-out budget.
