
Geneva has a reputation of a hub for entrepreneurs, global leaders and renowned scientists; it is the centre of such sectors as finance, life sciences, technologies and commodity training. As a home to many international organisations, top-ranked universities, and global business players, the city is often called a heart of global governance. Geneva boasts the presence of offices of such names as Procter&Gamble, WHO, Richemont, United Nations, J.P.Morgan, Rolex, IATA, etc. Recently, the office market in Geneva has faced an intensified polarisation. It means that the number of large-size venues decreases, especially in the most economically-influential areas(CBD, Pont-Rouge, etc.) because many companies have been relocating to these neighbourhoods and taking up vacant spaces there. On the contrary to that, peripheral locations(Vernier, Lancy) experienced a rise in office supply. Only around 30% of offices available for rent in Geneva exceed 2 thousand sq.m. of space. The majority of large-scale offering is located in the suburban parts of the region. In total, there are slightly more than 112 thousand square metres of offices for rent in Geneva. It accounts for about 4,1% of the vacancy rate. Around 88 thousand sq.m. is under construction or in plans. The emergence of this amount of workspace will raise the entire stock size by 8%. Yet, the geographic distribution of office space in Geneva will continue to be uneven, which may keep the current state of affairs. The year 2020 is a significant one in the economic history of the city. The new fiscal reform which is going to be implemented in the region will benefit SMEs and become a push towards the demand for the flexible and small office space.
