Since 2018, HK1LAB has existed as a coworking space for startups and founders with the aim of creating synergies, promoting fair business practices, and encouraging sustainable thinking. Here you will find fully serviced offices for rent, a workshop zone, and possibly the most compact TV studio in the city.
Our premises are located on the 5th floor of the former Hellas warehouse. As the last warehouse in the former free port, it was built in classic brick construction in 1971. Thick walls and a protected location enable concentrated work in a quiet environment.
Hongkongstraße is located in the heart of HafenCity and offers a unique maritime flair between canals and ocean liners. You can reach everything with just a few steps - to the west, the popular Überseeboulevard with its diverse shopping opportunities, restaurants, and weekly markets; in the opposite direction, the nearby Lohsepark for fresh air.
We are easily accessible by bike, subway, bus, and long-distance train. If you want to come by car, there is a public underground parking garage directly opposite.
Office Rental:
We offer five differently designed fully serviced offices. The sizes range from 34-92 sqm. The rooms are bright and partially furnished. They have large window elements facing east and individual windows in brick walls facing west. Glazed sightlines between the rooms and vertical light bands towards the corridors.

The area is equipped with state-of-the-art fire protection and security technology. We obtain our electricity from hydropower, and district heating from a sustainable power plant in Oberhafen.
The full-service rent includes daily cleaning, consumables, electricity, internet, technical network support, soft drinks, and hot beverages, as well as the services of our chefs for up to three days a week.
Office 1 and 2:
Our largest office is approximately 92 sqm and has two entrances, as well as a large window front facing the green courtyard. Here, about 20 desks can be accommodated, with still enough space for additional comfortable seating areas. If necessary, the room can be temporarily divided by movable wall hanging elements. Shared use with a fixed wall is possible upon request.
Office 3:
An approximately 48 sqm office with generous windows facing a green courtyard and sightlines to the neighboring office. Currently equipped with a small two-tiered seating tribune and a large round table (10 people) made of lemon wood. Four large industrial pendant lamps are mounted on the ceilings, which can be individually adjusted in height. About one-third of the room can be temporarily separated by movable hanging walls. With its current equipment, it is excellent as a meeting and teamwork room.
Office 6:
Our second-largest office has approximately 70 sqm and is located facing Hongkongstraße. Here, about 15 desks can be accommodated. There are sight windows towards Office 7, and the wall recesses towards the corridor are equipped with light-colored natural wood wall cladding and integrated whiteboards.
Office 7:
This approximately 34 sqm office is located in the area of the former crane. It has large glass doors and a balcony area facing Hongkongstraße. The northern wall is clad in light-colored natural wood. A roller screen can be electrically lowered at the windows facing Office 6, and the balcony area has floor-length curtains for darkening the room. Currently, this room is equipped with 3 movable and height-adjustable round tables and is often used as a meeting room. However, it is also suitable as a representative office.
Storage:
A storage space of approximately 15 sqm can be shared. It is equipped with several smaller sturdy shelves and a heavy-duty shelf.
WC Facility:
Currently, there are two toilets for women and one urinal and two toilets for men. Both toilet areas are equipped with their own washbasin and touchless lighting.
Workshop Zone - Workshop Studio:
