Arsenalet on Holmen - Retail and commercial leases in historic surroundings

Holmen is undergoing transformation. Where naval craftsmen previously built ships, produced ammunition and tested new technology, a completely new district is now emerging on Arsenaløen – the southern part of Holmen's islands. In the middle of this development lies "Arsenalet", which contains attractive commercial leases in the only area on Holmen approved for retail.


This makes Arsenalet a future natural gathering point for locals, visitors and tourists alike. The leases are suitable for, among other things, a shop or coffee shop, but can also be used for offices, training studios or showrooms, giving companies a unique opportunity to become part of an area in exciting development.


The area

Arsenalet is located at the beginning of Holmen, more precisely on Arsenaløen. Arsenalet is surrounded by charming canals and green surroundings, and it is only a few minutes' walk to Kongens Nytorv and Christianshavns Torv. Holmen, with its many historic buildings and maritime environment, is a popular oasis for creative businesses. If you take a look at the neighboring "Kuglegården" you will find companies such as Ferm Living, Bolia, Munthe, Louis Poulsen and many more.


One of Holmen's most characteristic buildings is Kuglegården, formerly known as Søarsenalet. The area has undergone a complete renovation and has been expanded with two new buildings – Trangravshusene and Proviantgården.


In recent decades, Holmen has become a vibrant urban area with culture, housing and business. Among other things, creative businesses in Kanonbådsskurene, the schools of the Danish Academy of Fine Arts, the Conservatory and the Film School. It is buzzing with life around the distinctive towers of Papirøen, and the Opera's new green Opera Park is another beautiful attraction in the area.


Holmen is also easily accessible. Via Inderhavnsbroen there is a direct connection to Nyhavn, and along Danneskiold-Samsøes Allé you can quickly reach both Christianshavn and Kongens Nytorv, where the metro stations are just a 10-minute walk away. In addition, buses run directly to the door, and it is possible to rent parking spaces in the area.


The property

We are now offering the Workshop Hall for rent. To locals, the building is known as "Base Camp" from its time as a restaurant and nightclub in the 1990s. Most recently, the building has been a training center and showroom.


Like all other buildings on Holmen, the Workshop Hall has a military history. It was built in 1961 by the Danish Armed Forces Building Service in solid materials and has been used over the years for a wide range of Armed Forces activities, including both gun workshops and offices. In the late 1990s, Byggeselskab Mogens de Linde purchased the property from the State.


Arsenalet today consists of several interconnected buildings, all of which are undergoing extensive renovation in recent years. According to the local plan, there is, among other things, the possibility of establishing shops and other public-oriented activities. Netto will be a neighbor and the Municipality of Copenhagen will open a Senior House at Arsenalet in 2026.


In the ongoing renovation, the Workshop Hall will be expanded and two floors with 48 apartments will be added on top of the existing building.


The basement and ground floor will have a rustic concrete floor, while solid wood floors will be laid on the first floor. We will preserve the raw, industrial style of the property, such as visible concrete columns, the overhead crane on the ground floor, visible in situ cast concrete, etc.


The lease

The property is aimed at companies that want a special location in the middle of Copenhagen in a property that is rarely offered. The leases are suitable for a shop/coffee shop/training studio/office or similar.


The leases are distributed over the basement, living room and 1st floor. The basement has a ceiling height of 3.71-3.04 meters.
