The Italian economy stands at the third place in Europe, boasting three major sectors - tourism, world trade and exports. It is the country with a high percentage of international migration - one of the key drivers, defining the economic growth of Italy. Nomisma, an Institue of the Economic Research, states that the tenants will face the rising rental prices for the commercial properties in Italy in general and its capital, in particular. Rome, of course, is the profound market for investment. Comparing different sectors of the commercial real estate market in Rome, the analysis shows the prevalence of investments in the office stock. Retail and logistics spheres, thus, occupy the second and the third places accordingly. As a flourishing Italian tourist destination, Rome remains the most prominent Italian spots for hotel transactions. The prices for the prime office rent differs between Rome's neighbourhoods, from the most expensive in its CBD(EUR440 per sq.m.per year) to the periphery(EUR160 per sq.m. per year). Most of the commercial leases in Rome are taken by trading companies(31%), followed by the ones operating in tertiary services, and manufacturing. Agriculture remains low(5%).
