Middelburg is the capital of the Zeeland province. The city is not large in terms of territory and population, but, at the same time, is an important business centre. Middelburg boasts the presence of numerous businesses. Offices of such companies as Albert Heijn, HEMA, Maxxton, Jumbo, etc. are already present in the region. Thanks to the analysis of the commercial real estate market in the province, it became clear that Middelburg outperformed all the other cities in terms of take-ups. Around 50% of entire Zealand’s office space was leased in Middelburg. Such a high performance in the office market in Middleburg happened due to two significant transactions - like Maxxton and Delta. So, the supply levels tend to go down in the area. The relatively “healthy” situation with the availability of offices in Middelburg is explained by enough number of smaller venues that cater to the needs of PEs and SMEs. Nowadays, the vacancy rate in the local office stock accounts to only around 10%. But, the situation with supply will likely change in the nearest future, as far as each of the available business parks possesses hectares of land dedicated to future business development. It means that new constructions that will lead to the expansion of the office market will likely take place in Middelburg.
