Comparing to the capital, the potential supply of workspaces in the central areas of the city is more real. The coworking providers are the busiest on new take-ups. The employment growth(recently by 2,6%) was even stronger than in the capital and has created a demand for new office spaces in Gothenburg. The rental prices for prime venues are about EUR292 per sq.m. per year. The vacancy rates are 4,5%. It decreases by 0,8 points year by year. The CBD, Norra Älvstranden and East Gothenburg show the increase of office rents, while they remain stable on the rest of the city’s territory. The providers added around 185 thousand sq.m. of office space to the Gothenburg’s commercial real estate market.
