Proviantgården. Kuglegården
In 2022, we initiated an expansion plan for Kuglegården's urban space. The expansion includes, among other things, Proviantgården, which architecturally matches the maritime framework of the area. Proviantgården is suitable as a showroom/office and is expected to be ready for tenant fit-out from September 2025 with move-in 3 months later.
History
The Naval Arsenal was designed by architect Philip de Lange and was built in 1742 as Denmark's new naval base, which was supposed to send a clear signal of the kingdom's power and strength. The rectangular courtyard between the two main wings and the side wings was used to store cannonballs – hence the name Kuglegården, which has gradually become the common term for the entire Naval Arsenal.
Kuglegården area was in the possession of the Danish Defense continuously until 2017, after which we took over the area after a public bidding round. Since then, renovation work has been ongoing. Several companies have already moved into Kuglegården's renovated buildings, where they have set up offices and showrooms, e.g. Louis Poulsen, ferm LIVING, Konges Sløjd, Bolia and Planday.
What was once one of the kingdom's most closed and inaccessible areas is today a lively and attractive part of the capital.
The Area
Kuglegården's location at the start of Holmen - is surrounded by charming canals. There is a short distance to Kongens Nytorv via Inderhavnsbroen and to Christianshavn metro station. With its many preserved defense buildings and green areas, Holmen is a popular area for creative companies.
Close by you find Christiansholm/Papirøen witch is being developed in these years as a large project with cultural offers, housing and businesses. In 2023, the new green opera park was completed with an underground parking facility on two floors. Buses go right to the door, and parking spaces can be rented in the area and in the parking basement under Proviantgården.
The property
Opposite the Opera House, Proviantgården is being built, consisting of seven combined 'sheds' with facades facing Danneskiold-Samsøes Allé and the Proviantmagasingrav canal. The new buildings are inspired by the area's historic building types and architectural elements, and in terms of height, Proviantgården will be at the same level as Kuglegården's existing buildings. A good connection to the rest of Holmen is created by opening up and shaping a continuous landscape that ensures a green welcome to Holmen and Arsenaløen.
Proviantgården is built on the ground floor with glass facades and wooden doors that are inspired in style by the gates of Kuglegården's original buildings. From the first floor and up, the building is clad with handmade tiles in shades like the brickwork on the old buildings in Kuglegården. Facing Proviantgården's inner courtyard, there are full glass surfaces on all three floors, and balconies are established on the first floor, and roof terraces on the second floor. Down in the courtyard, a cozy outdoor environment is created with cobblestones, planting and seating. From the parking garage, there is direct access to the property via lift/stairs. The building is furnished with load-bearing elements of wood and raw concrete. The stair/elevator tower is being built with exposed concrete and a raw steel staircase. The floors on the ground floor will be raw concrete, and on the 1st and 2nd floors wide Dinesen planks. Ceiling heights between 3.1 meters and 3.9 meters and on the 2nd floor it will be open to kip. As in the rest of Kuglegården, the furnishings will be of the highest quality.
The lease
Proviantgården's spacious ground floor extends through the entire building, and the glass facades will invite many curious eyes inside. Therefore, the lease on the ground floor is perfectly suitable for a showroom, while the two upper floors are designed for showrooms/offices - with visible wooden construction that runs through the entire building. As a domicile, the building's approx. 7,000 m² are rented in total.
Alternatively, the building can be divided into a maximum of 8 tenancies. The ground floor can be divided into tenancies from 460 m² up to the floor's full 2,207 m². The rent for the ground floor is DKK 3,750/m².
The 1st floor can be divided into tenancies from 1,223 m² to the floor's full 2,446 m². The rent for the first floor is DKK 2,225/m².
The 2nd floor can be divided into leases from 1,140 m² to the floor's full 2,280 m². The rent for the 2nd floor is DKK 2,365/m².
The furnishing is of the highest quality, there is an opportunity to dialogue with the tenant about specific furnishing solutions at an additional cost. The construction process was started in mid-2022, expected to be completed in September 2025 with tenants moving in approx. 3 months later.
