The monthly rent is DKK 65,952.50.

Equivalent to a rent of DKK 930.00 per m2, plus operating and heating costs in advance.

Rent Adjustment
The base rent is adjusted annually, as of January 1st, based on the development of the net price index, with a minimum of 2%, first time as of January 1st, 2024.

Operating Costs
A share of the property's operating costs is paid. An annual operating statement is prepared based on distribution ratios.

The tenant pays an advance operating cost of DKK 364.58 per m2.

Heating
All tenants pay a proportionate share of heating and water expenses. An annual heating and water statement is prepared based on distribution ratios.

The tenant pays an advance heating contribution of DKK 91.15 per m2.

Deposit
A deposit is calculated corresponding to 6 months' rent, based on the current base rent. The deposit serves as security for the tenant's compliance with its obligations, according to the lease agreement. This includes payment of operating and heating contributions, etc.

VAT
All services are subject to the applicable VAT.

Maintenance
Interior maintenance of the leased premises is the tenant's responsibility.

Termination
