The rest of the property consists of office space, where it is possible to rent one or more smaller enclosed offices in our office community, or a separate lease from 400-1,200 m².
Upon arrival at the property, you enter through the shared revolving door and immediately step into the heart of the property - a large, bright hall with skylights. Here, a cozy lounge area is arranged for visitors, guest parking registration, and direct access to the property's 3 shared meeting rooms, conference room, canteen, and fitness room. This is also where you find your way to the office spaces, either via stairs or an elevator.
Currently, it is possible to rent office space on the ground floor, 1st floor, and 2nd floor, with the opportunity - due to the property's former function as a headquarters - to rent multiple floors together, connected by internal stairs.

Rent Adjustment

Deposit
A deposit equivalent to 3 months of the current base rent is calculated.
Operating Costs
A share of the property's operating costs is paid. An annual operating account is prepared based on distribution ratios.
Tenant pays an advance operating cost of DKK 295 per m², equivalent to DKK 3,662.92 per month.
Heating
All tenants pay a proportionate share of heating and water expenses. An annual heating and water account is prepared based on distribution ratios.
Tenant pays an advance heating contribution of DKK 120.00 per m², equivalent to DKK 1,490.00 per month.
VAT
All services are subject to the applicable VAT.
Maintenance
Interior maintenance of the leased property is the tenant's responsibility.
Exterior maintenance is the landlord's responsibility.
Energy Label
As of November 25, 2015, the property has been inspected and received an energy label "C" from the Danish Energy Agency.
Termination
Upon entering into the lease agreement, an irrevocable lease period is negotiated between Tenant and Landlord, after which the lease can be terminated with 6 months' notice.
