Varde Centret

Varde Centret is a well-functioning local shopping center with a weekly visitor count of approximately 15,000 people. The center is conveniently located in relation to residential areas, the train station, and the main roads leading to Varde city center.

The center was built in 1970 and is well-known in Varde. At that time, it was notable for being the location of Denmark's first self-service supermarket, which was established in the center. It was a Løvbjerg supermarket, which is still located in the center.

Since then, the center has been further developed and renovated several times, and now also includes various specialty stores and a GoOn gas station. The center has a total retail area of 6,000 square meters with approximately 200 parking spaces.

The Lease

The lease, which has a gross floor area of 512 square meters, is located in a highly visible building of its own, with a newly built Fitness World (formerly Fakta) as its closest neighbor.

The building is constructed with a steel truss structure, a pitched roof covered with corrugated sheets, and exterior walls clad with profiled steel sheets and wood. The ceiling height is 4.1 meters at the highest point and 2.4 meters at the sides. In the eastern gable end, there is an aluminum lifting gate with a width of 3 meters and a height of 2.5 meters.

The lease/building is currently in an unfinished state but is expected to be renovated at the landlord's expense, subject to further agreement and taking into account the tenant's preferences.

The lease was originally used for car sales and most recently for a bicycle shop, but there are many possible uses for this building.

There are good parking facilities just outside the lease.

The lease can potentially be divided into two smaller leases of 110 square meters and 402 square meters, respectively.
