Exciting project property with good utilization conditions, 500 amperes, and paved for heavy vehicles.
The property is located in the station town of Gårde, centrally situated in Southwest Jutland. With only 5 km to Ølgod and 15 km to Varde, the property is integrated in an area characterized by a stable workforce and an active business climate. The close access to the regional road network ensures fast distribution to the rest of the country.
Historically, Gårde has developed as an important satellite town to the larger central towns in Varde Municipality, propelled by the establishment of the railway. The area has a strong tradition of industry and craftsmanship, reflected in the property's long-standing use for plastic production, benefiting from the town's location along the railway line between Esbjerg and Struer.
The property is a large production property located in the small station town of Gårde, where there is a train connection between Ølgod and Varde. Gårde is approximately 5 km south of Ølgod and about 15 km north of Varde. There is also good access to the surrounding road network from here.
The property is a relatively large and spacious commercial property that has been used for many years for business operations within the plastic industry. It is suitable for various types of production and warehouse businesses. The power capacity is reportedly 500 amperes.
The property consists of 2 separate and detached buildings, both with good ceiling height.
One building ("building 1", according to the Building and Housing Register) has a total of 1,125 m2 in built area and was originally built in 1964, with glued laminated timber rafters, facades in red bricks, and a gable roof covered with corrugated asbestos cement sheets. The original part comprises approximately 625 m2, of which 45 m2 is the administrative section - equipped with entrance, office, toilet/shower, staff/lunchroom, and storage with a small pantry. There is also a basement of 125 m2, which is not used (damp) and therefore not assigned any functional value.
The production hall itself is heated with calorifer blowers (oil-fired) and has a ceiling height of 3 m on the sides and 7.45 m at the ridge. The eastern side of the building is equipped with 2 pieces of 2 x 2 m doors, facing a small platform, while there is access to the northernmost end of the original production hall, where approximately 100 m2 has a 90 cm lowered floor, through a larger door of 3.6 x 3.35 m.
In 1989, Building 1 was extended with approximately 500 m2 of production hall, which is connected to the original part.
This hall is constructed with a steel rafter structure clad with steel profile sheets and a gable roof covered with corrugated asbestos cement sheets. The extension is equipped with a 3.5 x 4.25 m door in the northernmost gable. The ceiling height is 3.8 m on the sides and 8.4 m at the ridge. This production hall is also heated with calorifer blowers (oil-fired).
The second separate building on the property ("building 3", according to the Building and Housing Register) is a warehouse building built in 2003 with an area of 862 m². This building is unheated and not insulated, used as a raw material warehouse. It is constructed with a steel rafter structure, clad with steel profile sheets and corrugated asbestos cement on the roof, and has a ceiling height of 5.9 m on the sides and 9.2 m at the ridge. The warehouse has a drivable cast concrete floor and is equipped with a 5 x 5 m door at both ends and on one side.
Overall, the property appears to be in a generally well-maintained condition, considering the age and use of the buildings, where greater emphasis has been placed on functionality rather than modern, contemporary design.
The property is situated on an approximately 8,150 m² large plot, located along the railway. The plot is very elongated, with the buildings located at the southern end, towards the town of Gårde.
The outdoor areas around the buildings are laid out with maneuvering space and parking areas, partly paved with asphalt and drivable stable gravel.
