The warehouse premises, which previously housed Dagrofa's storage and logistics activities, are divided into several leases, of which this comprises a total commercial area of 9,331 m² with the following layout:
Hall 7 of 6,504 m² is designed as a heated warehouse building with a ceiling height of 5.5 m and consists of shelving systems, delivery and packaging area, as well as 15 dock doors with access to Sandagervej and 4 dock doors towards Mørupvej. The warehouse includes a sprinkler system central and a 150 m² office section on 2 levels with various offices, toilet facilities, dressing/shower facilities, meeting rooms, and a lunchroom. Additionally, there is a separate IT room.
Hall 8 of 1,186 m² and Hall 9 of 1,641 m² contain the two separate halls 8+9, both designed as heated warehouses with double shelving systems and 5 dock doors with access from the turning area and Sandagervej/Fyrrevej via hall 8.
Access for articulated trucks:
It should also be noted that there is access to the property for articulated trucks, based on a detailed route description from the Danish Road Directorate.
Outdoor areas:
The area is paved with SF stones and fenced with wire fences with sliding gates for access via Mørupvej and Sandagervej.
Access to the warehouse buildings will be shared with other tenants in the remaining leases in the property, and the tenant must also be able to accept separate transport with articulated trucks in the outdoor areas according to a specific agreement with the landlord and other tenants.
Takeover:
The lease will be taken over according to a specific agreement.
